Mortgage Rates Today

Mortgage rates change daily, and the rate you are quoted depends on your credit score, loan amount, down payment, property type, occupancy, and the program you choose. A single advertised number cannot be accurate for everyone, which is why the figures below carry assumptions and why we quote on your actual file.

At Heimloan, we are licensed in 49 states and shop across more than 100 lending partners. Rather than one company's pricing, you see what the market offers for your profile.

Today's Indicative Pricing

Rate vs APR

The rate vs APR distinction is the single most useful thing to understand before comparing quotes.

The interest rate determines your monthly principal and interest payment. The APR expresses the rate plus certain lender costs as an annualized percentage, which makes it a broader measure of what the loan costs.

A low rate paired with high fees can produce a higher APR than a slightly higher rate with low fees. Comparing rate alone tells you about the payment. Comparing APR tells you more about the cost. Neither figure tells you everything, so ask for an itemized fee breakdown alongside both.

Discount Points

Discount points are an upfront payment to reduce your mortgage rate. One point equals 1% of the loan amount, paid at closing.

Points work on the same break-even logic as refinancing. Divide the cost of the points by the monthly saving they produce, and that is how long you must keep the loan to benefit. If you expect to sell or refinance before that date, paying points means losing money.

For example, suppose you want to take out a $400,000 mortgage with a 30-year term. Your lender offers an interest rate of 7.00% with no discount points or 6.75% if you pay one discount point upfront.

One discount point on a $400,000 loan costs $4,000 ($400,000 × 1%).

At 7.00%, your estimated monthly principal and interest payment would be about $2,661.

At 6.75%, your estimated monthly P&I payment would be about $2,594, saving approximately $67 per month.

To calculate your break-even point, divide the upfront cost of the points by the monthly savings:

$4,000 ÷ $67 = approximately 60 months, or 5 years.

This means you would need to keep the mortgage for about five years to recover the cost of the discount point through monthly payment savings. If you sell the home or refinance before reaching that point, you may not recover the full upfront cost. If you keep the loan beyond that point, the monthly savings can begin to outweigh the initial expense of points.

Before paying discount points, compare the rates available with and without them and ask the lender to itemize the costs. Advertised rates may include discount points, so make sure you are comparing offers on an equivalent basis.

Credit Tier Pricing

Credit tier pricing is why two borrowers on the same day receive different rates. Lenders price in bands by credit score, and the difference between adjacent tiers can be meaningful on a large balance over a long term.

LTV matters alongside credit score. A borrower with the same credit score may receive different pricing at 80% LTV than at 95% LTV, depending on the loan program and applicable pricing adjustments. Other factors, including loan type, loan term, and lender pricing, can also affect the offer.

If your credit score is close to a pricing threshold, it may be worth reviewing your credit report and addressing any genuine errors before applying. However, waiting is not always the best option. The potential benefit depends on whether your score can realistically improve, how pricing may change, and your timing needs. At Heimloan, we can help you evaluate your options before you decide whether to apply now or wait.

Rate Lock

A rate lock fixes your pricing for a set period while the loan closes, commonly measured in days rather than weeks. A regular rate lock is usually tied to a specific property. If rates rise during that window, you are generally protected. If rates fall, you are generally held to the locked rate unless the lender offers a float-down option.

A TBD rate lock may also be available, allowing you to lock a rate before selecting a property and apply it to a property you choose later, subject to lender requirements. This option may involve upfront costs, and conditions apply.

Longer rate locks may involve additional costs. Choose a lock period that fits your expected closing timeline, as an expired lock may require repricing at current market rates. Extensions and relocks may also involve fees.

Ask three questions before locking rate:

  • How long does the rate lock last?
  • Are there upfront fees or charges for extensions or relocks?
  • Is a float-down option available, and what conditions apply?

15 vs 30-Year Pricing

Shorter mortgage terms often come with lower interest rates because the lender’s capital is committed for less time. However, the actual rate depends on the loan program, market conditions, and lender pricing. The choice between a 15-year and 30-year mortgage affects more than your monthly payment. See our loan program comparison for more details.

A 15-year mortgage usually carries a lower rate and a higher payment and saves a substantial amount of interest overall, but it comes with a higher required monthly payment. A 30-year mortgage keeps the required payment lower and leaves you free to pay extra principal voluntarily if your budget allows and your loan terms permit it. Compare both options before deciding, since the right answer depends on your budget, long-term goals, and total borrowing costs rather than focusing on the interest rate or monthly payment alone.

Why Current Mortgage Rates Move

Current mortgage rates track the bond market rather than the Federal Reserve directly. Fixed mortgage pricing follows longer-term yields, which respond to inflation data, employment figures, and investor demand for mortgage-backed securities.

That is why mortgage rates sometimes move in the opposite direction to a Fed announcement. The policy rate influences short-term borrowing and products tied to prime, such as home equity lines, more immediately than it does a 30-year fixed mortgage.

Practically, this means timing the market is difficult even for people who do it professionally. Focus on what you control: your credit profile, your down payment, your program choice, and the fees attached to your quote.

Making a Mortgage Interest Rate Comparison

A useful mortgage interest rate comparison needs quotes gathered on the same day, for the same loan amount, the same program, the same term, and the same points structure. Change any one of those and the comparison breaks.

Request a Loan Estimate from each lender you are considering. It is a standardized form, which makes the costs comparable line by line rather than leaving you to interpret different formats.

Then compare three things together: the rate, the APR, and the total costs on page two. A quote that wins on one of the three and loses on the others is common.

Frequently Asked Questions

What are mortgage rates today?

Mortgage rates change daily and vary for each borrower. The indicative figures on this page are published with the assumptions behind them, including loan amount, credit score, and down payment. Your actual rate depends on your own profile and the program you choose.

Why do advertised rates differ from my quote?

Advertised pricing assumes an ideal borrower profile, often including discount points. Your credit score, loan-to-value, property type, occupancy, and loan purpose all adjust the figure, so a personal quote is usually different.

What is the difference between rate and APR?

The mortgage rate decides your principal and interest payment. The APR combines the rate with certain lender costs into one annualized figure, which makes it a broader measure of cost. The rate vs APR gap widens as fees increase.

Should I pay discount points?

You should pay discount points only if you will keep the loan long enough. Divide the cost of the points by the monthly saving to find the break-even point. If you expect to sell or refinance before that, paying points costs you money.

How long is a rate lock?

Rate lock periods are usually measured in days and are matched to your expected closing timeline. Longer locks typically cost more, and extensions carry a fee if your closing slips.

What happens if rates fall after I lock?

You are generally held to the locked rate unless your lender offers a float-down option. Ask whether a float-down option is available, what it costs, and under what conditions it can be exercised before you lock.

Do mortgage rates follow the Federal Reserve?

Not directly. Fixed mortgage pricing tracks longer-term bond yields, which respond to inflation, employment data, and investor demand. Fed policy moves affect short-term products, such as home equity lines tied to prime, more immediately.

How does my credit score affect my rate?

Through credit tier pricing. Lenders price in score bands, and moving up a band can reduce your rate. Your credit score and loan-to-value (LTV) ratio are also evaluated together, so the rate and pricing adjustments can depend on both factors.

Is a 15-year rate lower than a 30-year rate?

Usually, yes. A 15-year mortgage typically has a lower interest rate than a 30-year mortgage, although the actual rate depends on market conditions, the lender, and your qualifications. The monthly payment is higher because you repay the loan over a shorter period, but you generally pay considerably less interest over the life of the loan.

How do I compare mortgage quotes from different lenders?

Request quotes on the same day using the same loan amount, loan program, repayment term, and discount points. Then compare the Loan Estimate from each lender, paying attention to the interest rate, monthly payment, closing costs, and other loan terms. The standardized Loan Estimate makes it easier to compare the costs of each offer side by side.

What is a Loan Estimate?

A Loan Estimate is a standardized disclosure that lenders provide after you apply, setting out the rate, projected payments, and closing costs in a fixed format. It is the most reliable basis for a mortgage interest rate comparison.

Does getting multiple mortgage quotes hurt my credit?

Most scoring models treat multiple mortgage inquiries within a short shopping window as a single event, so comparing lenders does not multiply the impact. Keep the shopping period reasonably tight.

Can I negotiate my mortgage rate?

Lender fees and points are often negotiable, and the pricing you are offered depends on how your file is presented. Shopping across several lenders generally achieves more than negotiating with one.

What else affects mortgage pricing besides credit?

Mortgage pricing also depends on your loan-to-value (LTV) ratio, loan amount, property type, occupancy status, loan purpose, and loan program. For example, financing an investment property typically has different pricing from financing a primary residence, and a cash-out refinance may have different pricing from a home purchase loan.

How often is the mortgage rate table updated?

The mortgage rate table displays a timestamp showing when its rates were last updated. Because mortgage rates can change daily and sometimes more frequently, check the timestamp to see how recent the published figures are. Rates shown on the page may not reflect the latest offers available to you.

Are the mortgage rates on this page a guaranteed offer?

No. The rates shown are illustrative estimates based on the assumptions stated on the page and do not constitute an offer or guarantee of credit. Your actual interest rate, fees, and loan terms will depend on your financial profile, the loan you choose, and the lender’s assessment and approval of your application.

Disclaimer: Rates and APRs shown on this page are illustrative examples based on the stated assumptions and are not an offer or a commitment to lend. Pricing changes daily and varies by credit score, loan amount, loan-to-value, property type, occupancy, loan purpose, and program. Your rate and terms are determined after application, full underwriting, appraisal, and lender approval. Not all applicants will qualify.
