DSCR Loan

A DSCR loan qualifies you on the rent the property collects, not on your personal income. There are no tax returns, no W-2s, and no debt-to-income calculation. The lender compares the rental income against the monthly payment, and if the numbers work, the file moves forward.

At Heimloan, we work with a network of more than 100 lending partners to match your property with a lender that offers the right financing option. We are licensed in 49 states. Tell us about the property, and we’ll quickly help you determine whether a DSCR loan may be the right fit.

What Is a DSCR Loan?

DSCR stands for debt service coverage ratio. A DSCR loan is a Non-QM mortgage for investment property, underwritten on the property's ability to pay for itself.

Qualification works differently from a standard mortgage. Rather than reviewing your employment and calculating a debt-to-income figure, the lender divides the property's monthly rent by its total monthly housing payment. That payment includes principal, interest, taxes, insurance, and any HOA dues.

The result is a ratio. At 1.00, rent exactly covers the payment. Above 1.00, the property produces surplus cash flow. Below 1.00, it does not cover the payment on its own.

How the DSCR Ratio Is Calculated

DSCR = Monthly Rent / Monthly PITIA

PITIA stands for principal, interest, taxes, insurance, and homeowners association (HOA) dues. It is the main monthly costs used to calculate the property's debt service.

Consider a rental that brings in $2,600 a month. The principal, interest, taxes, insurance, and HOA total $2,000. Dividing $2,600 by $2,000 gives a DSCR of 1.30. That property covers its payment with 30% to spare.

An investment property DSCR calculation uses market rent from the appraisal, usually supported by a rent schedule, compared against the lease in place. Lenders choose lower figure, so a below-market lease can reduce your qualifying ratio even when the market supports more.

DSCR Loan Requirements

DSCR loan requirements vary by lender and program, but most files are evaluated on the same points.

RequirementTypical Standard
Minimum ratioCommonly 1 or above but some DSCR loan programs are available for less than 1 as well
Credit scoreGenerally mid-600s and above, with better pricing at higher scores
Down paymentOften 20% to 25% on a purchase
LTV limitsUp to roughly 75% to 80% on purchase, lower on cash-out
ReservesFrequently 3 to 6 months of PITIA after closing
Property type1 to 4-unit residential investment property, including condos
OccupancyInvestment only, not a primary residence
Income documentsNone of the usual ones, since there is no DTI calculation

Meeting the minimum DSCR loan requirements is not the same as pricing well against them. Files that clear each test comfortably draw better terms. These are common market standards rather than fixed rules. DSCR loan program guidelines change by lenders, and each lender sets their own overlays.

No Income Verification: What Does It Mean?

The phrase “no income verification” describes how the file is underwritten, not a loosening of standards. The lender still verifies key information, such as your credit, your assets and reserves, the appraisal, the rent schedule, and the entity if you are using one.

What it skips is the personal income analysis. It doesn’t require pay stubs, tax returns, profit and loss review, and DTI calculation. That matters for self-employed investors whose returns show heavy depreciation, and for borrowers who already own several properties and would otherwise run into ratio limits.

Rental Income Qualifies, Including Short-Term Rentals

Rental income qualifies as the basis for approval, which is the whole point of the structure. For a long-term rental, the lender uses the lease and the appraiser's market rent opinion.

Short-term rental eligibility depends on the DSCR loan program. Some lenders now accept documented short-term rental income, typically through a 12-month operating history or a recognized market data report. However, you should expect closer scrutiny, since nightly revenue varies more than a signed lease. If the property is an active short-term rental, inform about it early, because it changes which lenders fit.

DSCR Loan Rates

DSCR loan rates generally price above comparable conventional investment property financing. The reason is straightforward: the lender accepts less documentation and carries more risk, so the pricing reflects it.

Three things move your DSCR loan rate within that range. A stronger debt service coverage ratio can help because more rental income relative to the payment generally means less risk to the lender. Lower leverage can also improve pricing, so requesting 70% LTV instead of 80% may result in a better rate. Credit score matters too, with pricing often varying across credit tiers.

DSCR loan rates change daily with the market, so any published figure ages quickly. We shop our lending partners for current pricing.

Entity Vesting

Entity vesting is permitted on most programs, and many investors prefer it. You can usually close in an LLC, with the members providing personal guarantees. Some lenders also allow corporations and certain trusts.

Set the entity up before you apply. Changing vesting mid-process means new documents, a title update, and delay. If the LLC is newly formed, have the operating agreement and EIN ready at submission.

Prepayment Penalty

Most DSCR loans carry a prepayment penalty, which is one of the clearest differences from conventional financing. The structure varies by lender and program. Common approaches include:

  • Flat rate: A fixed percentage of the loan balance is charged if you pay off the loan during the penalty period. The percentage stays the same throughout that period. For example, a 3% penalty remains 3% whether you prepay in the first year or later within the penalty period.
  • Declining rate: Also called a step-down penalty, the penalty percentage starts higher and decreases over time. For example, a loan might charge 5% if you prepay during the first year, 4% in the second year, and 3% in the third. This means the cost of paying off the loan early becomes lower in subsequent years.
  • Six months' interest: Instead of applying a fixed percentage to the loan balance, the penalty is based on six months of interest. The exact amount and calculation can vary by program and are defined in the loan documents.

State law restricts or prohibits these penalties in some places, and terms differ by program. Read the structure before you sign, particularly if you plan to sell or refinance within a few years.

Frequently Asked Questions

What is a DSCR loan?

A DSCR loan is a Non-QM mortgage for investment property that qualifies on rental income instead of personal income. The lender divides the property's monthly rent by its monthly principal, interest, taxes, insurance, and HOA payment to calculate the ratio.

How is the debt service coverage ratio calculated?

To calculate DSCR, you need to divide monthly rent by monthly PITIA (Principal, Interest, Taxes, Insurance, and HOA fees). A property renting for $2,600 with a $2,000 total monthly payment produces a 1.30 ratio. Lenders compare the lease in place against the appraiser's market rent opinion and often use the lower figure.

What DSCR do I need to qualify?

Many residential DSCR loan programs target a DSCR of 1.00 or higher, meaning the property's qualifying rental income covers its monthly housing expenses. Some programs allow a DSCR below 1.00, depending on the lender, loan-to-value, credit profile, and reserves. A higher DSCR can improve approval options and pricing.

Does a DSCR loan show on my personal credit?

It depends on the lender and loan structure. When a DSCR loan closes in an LLC, the loan may not appear on your personal credit report. However, some lenders may report the loan or missed payments to personal credit, especially if you provide a personal guarantee. Check with the lender before closing to confirm how the loan will be reported.

Is there really no income verification with DSCR loan?

There is no personal income verification when you are applying for DSCR loan. The lender does not request pay stubs or tax returns and runs no DTI calculation. They still verify credit, assets, reserves, the appraisal, the rent schedule, and any entity documents.

What are the main DSCR loan requirements?

The key DSCR loan requirements include a qualifying ratio, acceptable credit, a down payment usually in the 20% to 25% range, reserves of roughly 3 to 6 months of PITIA, an eligible 1 to 4-unit investment property, an appraisal with a rent schedule, and other key details required by the lender.

What credit score do I need for a DSCR loan?

Most DSCR loan programs require credit score in the mid-600s, with better pricing available at higher scores. Credit is one of the few personal factors that still carries weight, since the property itself carries the qualification.

What LTV limits apply when applying for DSCR loan?

Purchase leverage commonly reaches 75% to 80%, while cash-out refinances are typically capped lower. LTV limits vary by lender, credit tier, property type, and whether the property is a short-term rental.

Can I use a DSCR loan for a short-term rental?

Yes, you may use a DSCR loan for a short-term rental, however, its eligibility depends on the program, and lenders usually want a 12-month operating history or a recognized market data report. Underwriting is stricter because nightly income fluctuates more than a lease.

Can I get a DSCR loan in an LLC?

Yes, you may get a DSCR loan in an LLC on most programs. Entity vesting is widely permitted, with members signing personal guarantees. Have the operating agreement and EIN ready, and set the entity up before applying to avoid delays.

Are DSCR loan rates higher than conventional rates?

Generally, yes, DSCR loan rates are higher than conventional mortgage rates. Higher DSCR loan rates reflect reduced documentation and higher lender risk. A stronger ratio, lower leverage, and a higher credit score all help narrow the difference.

Do DSCR loans have a prepayment penalty?

Most DSCR loans have a prepayment penalty. Step-down structures over three to five years are common, and some lenders offer a buyout in exchange for a higher rate. Certain states restrict these penalties, so review the terms for your property's location.

How many properties can I finance with DSCR loan?

DSCR programs generally do not cap the number of financed properties the way conventional guidelines do, which is why portfolio investors use them. Individual lenders may still apply their own exposure limits.

What residential property types are eligible for DSCR loans?

Residential investment property of 1 to 4 units, including condominiums, are eligible for DSCR loan programs. The property cannot be your primary residence. Condition matters, since the appraisal must support both value and market rent.

Can I use a DSCR loan to refinance?

Yes. Rate-and-term and cash-out refinances are both available, with cash-out usually capped at lower leverage. The same ratio test applies, calculated on the new payment rather than the existing one.

How long does DSCR loan closing take?

The closing time for a DSCR loan varies with the property, the appraisal, and how quickly documents come back. At Heimloan, we average a 12-day clear to close, though timelines depend on the file and the lender.

Does a quoted rate or term guarantee approval?

No. Any figures discussed before underwriting are indicative only. Approval, final pricing, and terms depend on the full file, the appraisal, and lender approval, and they can change during the process.
